Closing day is the finish line of the real estate marathon. The boxes are packed, the movers are scheduled, and the keys are ready to change hands. But before the celebration begins, there is one final hurdle: The Signing.

As a Loan Signing Agent, I see hundreds of closings a year. The #1 cause of delays isn't a lack of funds or a last-minute inspection issue—it’s a missing document or an invalid ID.

To ensure your closing is seamless and celebratory, I’ve compiled the ultimate checklist for both buyers and sellers.



For the Buyers: The Keys to Your New Home

You have the most paperwork to sign, typically taking 45 to 60 minutes. Here is what you need to have in hand to ensure you walk away with your keys.

  • 1. Valid Photo Identification (Crucial!)
    You cannot sign legal loan documents without proving who you are.
  • Primary ID: A current, unexpired government-issued Driver’s License or Passport.
  • Secondary ID: Some lenders require a second form of ID (e.g., Social Security card, voter registration, or a work ID). Tip: Check with your loan officer beforehand if a second ID is required.
  • 2. Certified Funds (Cashier’s Check or Wire Receipt)
    Personal checks are generally
    not accepted for the down payment and closing costs.
  • Wire Transfer: If you wired funds, bring the confirmation number or receipt.
  • Cashier's Check: Make it payable to the Title Company or Closing Attorney (verify the exact name and amount 24 hours prior).
  • 3. Proof of Homeowners Insurance
    Bring your "Declaration Page" showing the premium has been paid (or will be paid at closing). Lenders will not fund the loan without active insurance.
  • 4. Your "Closing Disclosure" (CD)
    You received this form 3 days ago. Bring it with you to compare against the final documents at the table to ensure no numbers have changed.



For the Sellers: Passing the Torch

Your part is quicker—usually 15 to 20 minutes—but just as legally vital.

  • 1. Valid Photo Identification
    Just like the buyer, you need a current, government-issued ID. If you are signing with a Power of Attorney, the actual signer needs their ID and the original POA document (often required to be recorded).
  • 2. All Keys, Remotes, and Codes
    Bring every way to access the home:
  • House keys (front, back, mail).
  • Garage door openers.
  • Alarm codes and smart lock master codes.
  • Tip: Put these in a clear Ziploc bag to hand over proudly at the end.
  • 3. Bank Account Details (For Your Proceeds!)
    If you are receiving money from the sale, bring a
    voided check or verified wiring instructions so the title company knows exactly where to send your profit.
  • 4. Proof of Repairs (If Applicable)
    If you agreed to fix a leaky faucet or patch a roof as part of the inspection, bring the paid receipts and invoices as proof the work was done.



The "Pro-Tip" Survival Kit (For Everyone)

  • A Personal Checkbook: Sometimes math is slightly off by a few dollars (e.g., a prorated tax adjustment). Having a personal checkbook saves you from running to the bank for a $15 difference.
  • Patience: Closings are precise legal events. We will verify your name, signature, and initials multiple times.
  • All Decision Makers: If you are married, check with your agent. In many states (like "Spousal States"), a spouse may need to sign specific documents even if they are not on the loan.



A Note on Identification

This is the most important rule of the day: Check your ID expiration date right now.
A notary cannot accept an expired driver's license, even if it expired yesterday. If your ID is expired, you must get a temporary paper license from the DMV or use a valid Passport.
